Staircasing

When Staircasing you will purchase shares at the current market value and, in order to determine this, a new valuation of your property will need to be carried out. Whilst Circle Anglia will arrange this for you, you will be responsible for the costs of the valuation together with any additional legal fees.

'Staircasing' your share of your property

In some rural areas, your ability to buy further shares in your home may be restricted. These arrangements are usually limited to rural areas and are intended to provide a means of keeping low cost housing for rural communities. Circle Anglia will inform you, at the outset, if the home you intend to buy falls within this restriction.

Upon completion of your Staircasing, your rental payments will reduce to reflect your increased share in the equity of your property. Should you staircase up to 100% there is no rent to pay. However, and as mentioned previously, you will be liable for the payment of any ground rent or service charges, if applicable.
