Am I eligible?

The New Build HomeBuy scheme is designed to help those in housing need who cannot afford to buy a suitable property outright on the open market. You will, however, need to be able to afford a monthly mortgage repayment, rent and possible service charge.

Priority will normally be given to existing local authority or housing association tenants, people on a local authority housing waiting list or key workers such as qualified teachers, nurses or police officers. Although anyone unable to buy outright on the open market can apply.

Criteria:-

  • The applicant/s does not currently own another property (either solely or jointly, whether located within the UK or abroad)
  • The applicant/s income is not sufficient to buy a suitable property on the open market. Please refer to our Charitable Beneficiaries Policy .
  • It is suggested that applicant/s should have some savings to put towards a deposit, purchase expenses and moving costs.
  • The applicant/s total income should be sufficient to meet the cost of the mortgage, rent and service charge on the property they wish to purchase.
  • In addition, we ask that applicants be permanently employed when an offer of accommodation is made.
  • Ideally, you should be registered with your Local Authority or HomeBuy Agent. In some instances, we can only sell our properties to specific client groups, for example Key Workers or Local Residents. Where a development is assigned to Key Workers, we may only offer those properties to that particular client group.
  • You should have a good credit history with no record of County Court Judgements or loan defaults registered against you in the last 12 months. You must be willing to attend a financial assessment to confirm your current income and expenditure.
  • You should not be in receipt of housing benefit at the time of applying.

Can I buy a share with someone else?

Up to four people can buy a home together but all joint applicants must individually and jointly meet the eligibility criteria.

Do I have to register with the Homebuy Agent?

All applicants will be required to register with the relevant HomeBuy Agent in order to confirm their eligibility for a scheme.

In the case of properties for key workers, approval of key worker status will be required. For some properties, confirmation that you are registered on the local Council housing list will be required also. Property offers are further subject to an affordability check, which will be determined at a financial interview arranged by Circle Anglia, and also proof of identity and address.
